Terms of Service
These terms govern your use of this website and the services GuestHub offers through it. By booking a call, submitting the property form or writing to us, you accept them.
Who we are
This site and the services described on it are provided by GuestHub S.L. (B00000000), Carrer d'Exemple 1, 3-2, 08001 Barcelona, Spain, contactable at hola@guesthub.es.
What we offer
- A free introductory call of about 15 minutes about your property and what it can earn, with no obligation.
- Free materials: an indicative income estimate for your property and the guidance published on this site.
- Rental management — listing and pricing, guest communication, check-in and check-out, cleaning, maintenance and reporting — and support for a first let, where we agree to take it on. Anything beyond the free call is agreed separately in writing before it starts, including its price.
What we are not
GuestHub is not a law firm and does not provide legal representation. The pages on this site refer to Spanish tenancy rules — such as the LAU and deposit registration with INCASÒL — as general information about how the process works.
Nothing on this site, and nothing said on the free call, is legal, tax or financial advice on your particular situation, and no lawyer–client relationship arises from it. Where a case needs a lawyer, we will say so, and can point you to one.
We are not an estate agency and we do not sell property. We act for the owner; we do not also act for a tenant or guest against that owner in the same matter.
Booking a call
Calls are booked through our scheduling page and confirmed by email. Please tell us in advance if you cannot attend so the slot can go to someone else; we may cancel or reschedule a call ourselves, in which case we will offer you another slot.
The free call covers Barcelona and its metropolitan area. If your property is elsewhere in Spain we will tell you honestly whether we can help.
Your responsibilities
- Give us accurate information about the property — the estimate and the guidance we can give are only as good as what you tell us.
- Only send us documents you are entitled to share.
- Take your own decisions about your property. We prepare and we manage, but the choices, signatures and deadlines remain yours, including making sure the property may lawfully be let.
Fees and consumer rights
The consultation and the income estimate are free. Any paid service — management included — is quoted and agreed in writing beforehand.
If you engage us as a consumer for a paid service concluded at a distance, you have 14 calendar days to withdraw under Royal Legislative Decree 1/2007. If you ask us to start within that period, you may still withdraw, but we may charge for the part of the service already performed.
Availability of the site
We aim to keep the site available, but we do not guarantee uninterrupted access and may change, suspend or withdraw parts of it, including the free materials, at any time.
Liability
We are responsible for providing our services with reasonable care and skill. We are not liable for outcomes that depend on third parties — a guest, a booking platform, a public body — nor for the rental income a property actually achieves, nor for losses caused by information you did not give us or gave us inaccurately.
Nothing in these terms limits liability that Spanish law does not allow to be limited, including liability for fraud or for gross negligence, or a consumer's statutory rights.
Intellectual property
The site and its content belong to GuestHub or are used under licence. You may use them in connection with renting out your own property; any commercial reuse needs our written permission.
Personal data
We process the data you give us as described in our Privacy Policy, and use cookies as described in our Cookie Policy.
Changes to these terms
We may update these terms as the service develops. The version published here at the time you book or engage us is the one that applies, and the date at the top of the page shows when it was last changed.
Complaints, applicable law and jurisdiction
If something goes wrong, write to us at hola@guesthub.es and we will try to resolve it directly.
These terms are governed by Spanish law. Disputes will be heard by the courts of Barcelona, except where you contract as a consumer, in which case the courts provided for by consumer protection law apply. Consumers may also use the European Commission's online dispute resolution platform at https://ec.europa.eu/consumers/odr.
