Definition
The inventario is the record of what was in the flat and what condition it was in on the day the tenant moved in. The acta de entrega is the equivalent for the day the keys come back — signed by both sides, ideally with photos and meter readings.
Why it matters
Nothing in Spanish law says you must have one, which is exactly why it decides so many disputes: without a before-and-after record, a deduction you make becomes one person's word against another's, and the burden of showing the damage is yours.
The document matters most when it is boring — dated photos of every room, meter readings, the number of keys handed over, and a line stating what, if anything, is outstanding. Three weeks later, that is what a deduction rests on.
For a furnished flat it is not optional in practice. Every appliance, every piece of furniture, its condition and its age: that list is the difference between a defensible deduction and an argument.
